There is typically 1 or 2 month’s security deposit (refundable), 1 or 2 month’s key money (non-refundable), a 1 month agent fee plus consumption tax (currently 5%), also there will be advance rent that you need to pay upon signing the lease. For properties over approximately JPY 600,000 per month, there may be no key money but the deposit could be as much as 4 month’s rent. As such, you might need to consider paying the equivalent of 5-6 month’s rent to secure a property lease.
